Motherwell: It looks like the property market in Northern England and Scotland is going to be buzzing in 2025. According to Zoopla, these areas are expected to see some serious house price growth.

They’ve crunched the numbers and found that while Southern England is still feeling the pinch from higher mortgage rates, places up North are thriving.

Zoopla looked at various factors like how affordable homes are and how quickly they’re selling. They ranked 120 postal areas to see which ones have the best prospects for the coming years.

Wolverhampton is the only area outside of Scotland and Northern England that made the top rankings, with prices sitting at a decent £201,000.

In England, Newcastle and Leeds are also showing promise, with house prices rising between 2% and 5%. Wigan is even seeing a 5% increase annually.

On the flip side, areas in inner London are struggling, with prices over £635,000 making it tough for buyers. Coastal towns like Bournemouth are also feeling the heat from new tax changes.

In Wales, Cardiff and Newport are where the action is, while Northern Ireland is seeing the fastest price growth at nearly 7% year-on-year.

Richard Donnell from Zoopla mentioned that the housing market is bouncing back, and while Scotland and Northern England are leading, there’s a bit of good news for London too.

He advises sellers to keep an eye on local market conditions to price their homes right. Chatting with local agents can really help with that.
