Somerset: Exciting news for the village of Broadway! Nearly 30 new homes are on the way behind The Bell pub. After a long wait, the plans have finally been given the green light.

The developers, Graham Pavier and Elizabeth Baird, first submitted their proposal back in November 2019. But, as you might guess, things got held up due to the phosphates crisis. They had to jump through some hoops to make sure the new homes wouldn’t add to the phosphate levels in the area.

Now, after more than five years, Somerset Council has approved the project. The new homes will be built on the Ding Meadow site, which is conveniently located near the village hall and Neroche Primary School.

Access to the homes will be from a new junction close to the pub, and they’re also planning to improve the public right of way that connects Broadway Road to Church Lane in Horton.

Out of the 28 homes, ten will be affordable, which is great news for the community. This meets the council’s target for affordable housing in new developments.

A spokesperson for the architects said this site is perfect for housing. It’s in a good spot and ready to go, which is a big deal given the housing shortage in the area.

They also mentioned that this development will help support local services and provide safe routes for kids to get to the playground and school. Plus, they’re taking steps to manage any flood risks.

This project is just one of many in the area that have been delayed due to the phosphates issue. In total, around 12,000 homes across Somerset have been held up.

To tackle this, the developers are planning to set up a treatment plant on-site and create an orchard elsewhere to help balance things out.

Broadway and Horton have become hot spots for housing developers lately, thanks to their easy access to major roads and beautiful surroundings.

Recently, the council also approved plans for more homes in the area, so it looks like there’s a lot happening in Broadway!

As part of the approval, the developer has committed to contributing over £99,000 for improvements at the local primary school and to resurface part of Lamparts Way.

It’s all about making the community better and easing parking issues when the school and pub are busy.
