Plans for 54 new homes in Pontyberem have been approved, including affordable housing and contributions for local facilities
Pontyberem: Exciting news for the community! The council has just approved plans for 54 new homes in the Gwendraeth Valley. These will be a mix of two, three, and four-bedroom houses, all set to be built on land east of Llannon Road.
During a recent meeting, the planning committee discussed the project. They mentioned that about 20% of these homes will be affordable. Plus, the developer will chip in over £194,000 for local play areas and school improvements. Sounds like a win-win!
John Thomas, the planning officer, pointed out that this land was already marked for housing in the council’s development plan. He noted that aside from some mature hedgerows, the site doesn’t have much ecological value.
Interestingly, there’s a garage and a taxi business on the site, which will be redeveloped as part of this project. The committee heard from some residents who raised concerns about traffic, drainage issues, and privacy for nearby homes. But the good news is that council highways and Welsh Water didn’t raise any objections.
Before any construction can start, the developer must submit a detailed plan and get it approved. The committee voted in favor of the project, with a few councillors choosing to abstain. Overall, it looks like Pontyberem is set for some positive changes!
