Plans for 150 homes on a former colliery site are moving forward after two years of waiting
Newhall: Exciting news is brewing! Plans for 150 new homes on a former colliery site are finally getting the green light after being stuck in limbo for two years. The Harworth Group is behind this project, which will be located on the northern side of the old Cadley Hill Colliery, right between Newhall, Stanton, and Swadlincote.
Access to these homes will be via Park Road and a new 68-home development nearby. This is a big shift from the South Derbyshire District Council’s original plan, which aimed for 600 homes on the site.
The new homes will sit close to Fairfield Crescent and Baslow Green, right next to a golf course and a country park. Council officers are recommending approval after reviewing the plans, saying the site is in a good spot and won’t harm the countryside.
They believe that building these homes will help meet housing targets and provide much-needed affordable housing and open spaces. However, there’s been one objection from a local resident concerned about footpath use and increased traffic.
Andrew Reeves, the headteacher at Fairmeadows Primary School, has also raised concerns. The school is already over capacity, and he’s asking for some of the developer’s contributions to go towards expanding the school.
Derbyshire County Council is looking into how to support the school’s needs, especially for kids with special educational needs. They’re suggesting a significant amount of funding for improvements.
On the flip side, some groups are worried about losing green space and have objected to the plans. They want to keep existing footpaths and ensure that the area remains accessible.
Despite the objections, planners are optimistic. They believe the new homes will fit well with the surrounding area and provide a boost to local services.
